Do boilers need servicing every year?

Gas and oil boilers should be serviced once a year. Not doing so can lead to boiler breakdowns and inefficiency. Most importantly, it can lead to hazards to health like carbon monoxide poisoning.

Electric boiler don’t require the same amount of servicing but we would still recommend inspection regularly by a qualified professional.

If you are a landlord, there is a legal requirement to service your boilers at least once a year. You should also consider the installation of a carbon monoxide detector.

Who should service the boiler?

A gas boiler must be serviced by a qualified Gas Safe Registered engineer. Check out our certification here. An oil boiler must be serviced by a qualified OFTEC registered engineer. Do not attempt to fix boiler issues yourself, it can be dangerous. See below for some things you can do to keep your boiler in good shape.

When is the best time to have my boiler serviced?

In the UK, boilers are required most and work hardest in the winter months. This means that, if they are going to fail, they are most likely to do so when you need them the most. Therefore it makes sense to book a boiler service in the lead up to the winter months but, if it has been nearly a year since your last service, then you should arrange one immediately.

What does a boiler service involve?

The exact process will vary depending on the type of boiler. The process generally starts with the engineer inspecting the appliance for evidence of leakage and corrosion. The engineer will inspect the frame before removing the front of the boiler to inspect its internal components. If necessary, they will clean inside the boiler.

The flue terminals will be checked for blockage and, for gas boilers, the gas pressure will be checked.

How long does a boiler service take?

A normal service takes between 30 and 45 minutes however is a boiler is difficult to access or has not been serviced for some time, it may take longer. If a fault is found it will obviously take additional time to fix.

What can I do myself to keep the boiler working well?

  1. Keep you boiler clean. Remove any dust from the outside but do not attempt to clean the inside of the boiler yourself. This should only be done by a qualified heating engineer.
  2. Check the pressure. A gas boiler should have a pressure of around 1.5 bar. If it deviates from this, you should adjust the pressure settings. If your unsure, get expert advice on what you need to do.
  3. Bleed your radiators regularly. To work out if your radiators need bleeding, turn up the heating and see if any radiators take a while to get hot or have cold spots at the top.
  4. If bleeding your pipes doesn’t lead to hot radiators you may need to take other measured. Deposits in your pipes and radiators can build up over and result in your boiler being unable to heat your home efficiently. In time, your central heating may suffer corrosion which is a major problem. To prevent this a gas hearting engineer may recommend a power flush. This is when water is sent through your central heating system at high speed essentially cleaning the inside of the system and making your heating system significantly more efficient.
  5. Turn on your heating in the summer. If a heating system is left idle for too long it may seize up. To prevent this, simply fire up your boiler for 15 minutes every couple of weeks.

  6. Insulate your pipes. Insulation will mean your boiler doesn’t have to work as hard to heat the home or your water. If it doesn’t have to work as hard it will consequently last longer without the need for repair. Lagging your pipes will also save you money.
